What to Fix Before Selling Your House: A Stager's Checklist

Selling your home can feel overwhelming, especially when you start thinking about all the things that might need fixing. As a Certified Staging Design Specialist (SDS) and licensed REALTOR® in the heart of Silicon Valley, I've helped countless homeowners navigate this process. Over 12 years, my company Innovae Designs has staged over $350 million of property, and I've learned firsthand what to fix before selling your house to maximize its appeal and ultimately, its sale price.
The good news is, you don't have to renovate your entire home! Strategic repairs and upgrades, focused on creating a positive first impression and addressing potential buyer concerns, are key. Let's dive into my checklist of essential fixes to consider before putting your home on the market.
Curb Appeal: Making a Stellar First Impression
Remember the Doorframe Concept? The first impression a buyer gets as they step into the entrance of your home is critical. And that impression starts the moment they pull up to the curb. Don't underestimate the power of curb appeal. It's your chance to wow buyers before they even step inside. Here are some impactful fixes:
- House Numbers: Replace those faded or outdated house numbers with something modern and visible. I love the Everbilt 5-inch elevated house numbers in black or brushed nickel. A small investment that makes a big difference.
- Porch Lighting: Update your porch lights with stylish fixtures, perhaps with Edison bulbs for a warm and inviting glow.

- Landscaping: A well-maintained yard speaks volumes. "Wood chips are like Spanx for your yard," I always say! Add fresh wood chips, trim hedges, and clear walkways.
- Flowers: Add pops of color with vibrant flowers like fuchsia, purple, magenta, yellow, or orange.
- Welcome Mat: A new, natural fiber welcome mat is a simple touch that adds to the overall appeal.
- Lockset: Consider a new lockset for under $200. It adds a sense of security and freshness.
- Power Washing: Carefully power wash the exterior of your home to remove dirt and grime, but be cautious around windows, wood siding, and electrical panels.
Interior Updates: Small Changes, Big Impact
Once you've captured their attention from the curb, it's time to focus on the interior. Again, you don't need a complete remodel. Smart, budget-friendly updates can make a huge difference in how buyers perceive your home. Think of these as "staging fixes." Here's where to focus:
- Hardware: Update doorknobs, hinges, and cabinet hardware with modern finishes like black, matte gold, or brushed nickel. This is a quick and affordable way to modernize dated kitchens and bathrooms.
- Lighting Fixtures: Think of light fixtures as the "statement necklaces" of your home. Replacing outdated fixtures with stylish ones can instantly elevate a room.
- Paint: A fresh coat of paint is one of the most cost-effective ways to refresh your home. Stick to light, neutral wall colors like white, off-white, cream, greige, or light gray. Paint ceilings white to create a more spacious feel.
- Kitchen Cabinets: If your kitchen cabinets are looking tired, consider repainting them white, gray, or navy blue.
- Popcorn Ceilings: If you have popcorn ceilings, removing them can instantly modernize your home.
- Accent Walls: Consider adding an accent wall in a common space like the living room to draw the eyes and create a focal point.
- Fireplace: Paint brass fireplace enclosures black with heat-resistant paint for a more contemporary look.
Essential Repairs: Addressing Buyer Concerns
Beyond cosmetic updates, it's crucial to address any essential repairs that could deter potential buyers. These are the things that might come up during a home inspection and could lead to price negotiations or even a deal falling through. Prioritize these:
- Roof: Address any leaks or damaged shingles. A leaky roof is a major red flag for buyers.
- Plumbing: Fix any leaky faucets, running toilets, or clogged drains.
- Electrical: Ensure all electrical outlets and switches are working properly. Address any exposed wiring or outdated electrical panels.
- HVAC: Have your heating and cooling systems inspected and serviced.
- Windows and Doors: Repair or replace any broken windows or doors. Ensure they are properly sealed to prevent drafts and energy loss.
- Foundation: Address any cracks or signs of foundation issues. This is a critical area that buyers will scrutinize.
Declutter and Depersonalize: Creating a Blank Canvas
While not technically a "fix," decluttering and depersonalizing your home is essential for creating a space that appeals to a wide range of buyers. Remember, you want buyers to be able to envision themselves living in the home, and that's hard to do when it's filled with your personal belongings. Decluttering is so important because, as I always say, less stuff can mean more money. Space sells!
I help clients with this all the time on the Peninsula. One of the most common things I see is sellers with too much furniture in the house. Removing excess furniture makes rooms feel larger and more valuable. I also tell sellers to depersonalize, which helps them emotionally detach and see the home as a product, and it helps buyers see themselves living in the home.
