Buyers want to imagine gathering as a family, getting their morning coffee, or cooking dinner. Your staging should support that vision. The kitchen should feel updated, fresh, and functional.
Declutter and Organize Cabinets
People visiting your home will open your kitchen cabinets and drawers. This is one of the most important things to know about selling a home.
- Organize cereals, spices, dishes, and silverware neatly
- Make sure cabinets aren't overly stuffed — buyers want to see there's enough storage
- Pack away excess kitchen items in boxes and store in the garage or off-site
- Remove any under-counter paper towel holders, especially plastic ones

Budget-Friendly Kitchen Updates
You don't always need a full renovation. Here are my favorite low-cost updates that make a huge difference:
- Cabinet hardware: New handles and drawer pulls in black or modern gold instantly modernize dated cabinets
- Repaint cabinets: Transform dated oak cabinets with white, light gray, or navy blue paint
- Update light fixtures: Think of the dining area fixture as a "statement necklace" — one eye-catching fixture can up-level the look of the entire home
- New appliances: If needed, stainless steel is the popular choice. 69% of surveyed buyers said they would have paid more for new appliances
Stage the Breakfast Nook
If you have a breakfast area or eat-in kitchen:
- Use a round glass table to show seating for four without a large footprint
- If 6+ chairs feel crowded, remove 1-2 chairs (especially ones with armrests)
- Set the table with a centerpiece, placemats, and simple white dishes
- For a breakfast bar, create a coffee vignette with stacked cups and a bag of beans on a tray

While not a visual staging tip, keep in mind that kitchens carry cooking odors. A deep clean of the oven, stovetop, and microwave goes a long way. A clean, fresh-smelling kitchen supports everything else you've done.
