Living Room Staging Tips That Help Homes Sell Faster

The living room is one of the most important rooms to stage when selling your home. It's where buyers imagine relaxing, entertaining, and spending time with family. After staging hundreds of living rooms across Silicon Valley, here are the techniques that consistently help homes sell faster and for more money.
The Doorframe Concept
Before diving into specifics, there's one principle that guides everything I do as a stager: the Doorframe Concept. We first imagine how a room will look from the doorframe or the entry to the room. That first glance should captivate buyers and pull them in. As you stage, step back to the entrance of each room to check your work from that vantage point.
Step 1: Prepare the Space
Start by removing general clutter and any heavy drapes or curtains. Check your existing rugs — if they're too big, too small, too dated, too dark, or heavily patterned, roll them up and pack them away.
Take an inventory of your furniture. The base formula for a living room is:
- A sofa
- A rug
- A coffee table
- 1-2 accent chairs (or poufs for a small room)
- 1-2 side tables
- 1-2 lamps
If you have extra sofas, chairs, bookshelves, or freestanding cabinets beyond this list, consider removing them to create open flow.
Step 2: Place the Sofa First
The sofa is your anchor piece. Place it against a wall for the most open and spacious arrangement. Pull it away from the wall about 6-12 inches — don't push it right up against the wall. This creates a more modern, spacious look.
If the room is very large, the sofa can float in the room facing where the television would be.
Step 3: Add the Rug
For a standard sofa, a 5'x8' or 8'x10' rug works well. If your rug is larger, tuck some under the sofa. If it's smaller, float it 4-8 inches from the sofa's edge.
Step 4: Coffee Table and Accent Chairs
Center the coffee table on the rug, 1-2 feet from the sofa for ample walking space. Rectangular coffee tables should run parallel to the sofa and rug.
Pro tip for small or dark rooms: Use a glass coffee table. It gives the room structure while keeping it feeling airy.
Add accent chairs at an angle or straight, either opposite or perpendicular to the sofa. For smaller rooms, choose smaller-scale chairs. Remember: space sells.
Step 5: Lamps and Decor
Add a centerpiece to the coffee table — flowers, greenery, candles, or a shallow bowl. Stack large photography or travel books underneath for a designer touch.
Step 6: Artwork and Fireplace
Hang appropriately sized art or a mirror above the fireplace. If there's a mantel, place stylish objects on one or both sides but keep the look light and elegant.
Fireplace staging secret: Remove freestanding fireplace screens and tools (less visual clutter). Place artificial greenery or thick white pillar candles of various heights inside the fireplace opening for an elegant alternative.
Family Room vs. Formal Living Room
If your home has both, stage them differently:
- Formal living room: Elegant and spacious, great for entertaining
- Family room: Casual, cozy, and relaxed — a space to unwind
For family rooms, my default seating arrangement is a sofa plus 2 accent chairs instead of two sofas. The chairs create more visual space and give the room a casual, fun vibe.
The Throw Pillow Formula
Arrange throw pillows asymmetrically: two on one side, one on the opposite side. To fluff up pillows, place them at an angle and "karate chop" the center lightly. For a vibrant look, mix solid-colored pillows with patterned ones.
One secret to covering small stains or tears in your sofa: drape a throw blanket over the problem area.
